The Marco
Overview:
The Marco brings a bit of Italy to Prosper with a lagoon at its core serving as regional
stormwater detention and flowing from it are navigable canals.
Along the Dallas North Tollway and University Drive, high-rise and mid-rise buildings will house
office, retail and hospitality uses. The design features a public square, performing arts venue,
hotel, and ground floor retail at the core of the development and along the water.
Residential components will include multifamily and condominium structures, lower-intensity
neighborhood of villas, townhomes, flats, and an age-restricted enclave.
It is anticipated that the development will be able to provide one million square feet of office
space, up to two hotels, a performing arts venue, a grocer and market hall, village retail and
services, and a premium mixed residential population.
