Commissioners present included: Chair Mark DeMattia, Vice Chair George Dupont, Secretary Ronni
Gallup, Reno Jones, Sam Johnson, and Jason Dixon.
Commissioner Marcus Ruark was absent.
Staff present included: Chris Copple, Senior Planner.
2. Consider and act upon minutes from the following Planning & Zoning Commission meetings:
• February 19, 2008 Regular Meeting
Motioned by Dupont, seconded by Johnson to approve the item. Motion approved 6-0.
REGULAR AGENDA
• 3. A public hearing to consider and act upon a request to rezone 1.0± acre, located on the
southeast corner of Coleman Street and Seventh Street (104 East Seventh Street), from Single
Family-15 (SF-15) to Commercial (C). (Z08-3).
Chris Copple, Senior Planner, gave the Commission background information on this item.
Motioned by Dupont, seconded by Dixon to open the public hearing. Motion approved 6-0.
Sandy Stephens, applicant, spoke in favor of the request.
Motioned by Gallup, seconded by Dupont to close the public hearing. Motion approved 6-0.
Motioned by Dupont, seconded by Johnson to deny the item. Motion passes 4-2.
4. Consider and act upon an amendment to the Zoning Ordinance regarding the Town's Non-
residential Design and Development Standards (Chapter 4, Section 8 of the Zoning
Ordinance). (Z07-19). Tabled 2/19/08.
Chris Copple, Senior Planner, gave the Commission background information on this item.
The Commission discussed the proposed amendment to the Zoning Ordinance. Upon reviewing the
amendment, the Commission requested:
• Revising the wording regulating the composition shingles to "Composition shingles are allowed provided
• they have architectural detail and a minimum thirty year life."
• Revising the wording regulating the colors of primary and secondary building materials removing
"pastels or deep rich" and replacing with "or other similar."

Motioned by Dupont, seconded by Johnson to approve the item subject to the requested changes. Motion
approved 6-0.
5. Possibly direct Town Staff to schedule topic(s) for discussion at a future meeting.

Motioned by Gallup, seconded by Jones to adjourn. Motion approved 6-0.
