Commissioners present included: Vice -Chair George Dupont, Secretary Sam Johnson, Mike McClung, Herb
Trenham, and Christopher Blair.
*Chair DeMattia informed staff of his absence.
Staff present included: Chris Copple, Senior Planner, and Melanie Videan, Planning Technician.

3a. Consider and act upon minutes from the following Planning & Zoning Commission meeting:

3b. Consider and act upon a request for a preliminary plat extension for Mahard Ranch (Three
Stones), Phases 1 and 2, being 677 single family residential lots, on 286.8f acres, located on the
east side of Gee Road, 2,200t feet north of U.S. 380. The property is zoned Planned
Development-40 (PD-40). (D08-31).
Motioned by McClung, seconded by Blair to approve consent agenda. Motion approved 5-0.

4. A public hearing to consider and act upon a final plat of Christie Farms, Phase 1, Block A,
Lots 34R, 35X-R, and 36R, being a replat of Christie Farms, Phase 1, Block A, Lots 34, 35, and
36, on 5.0± acres, located on the north side of San Juan Avenue, 500t feet west of Custer Road.
The property is zoned Planned Development-32 (PD-32). (D10-0017).
Summary
Videan: Summarized purpose for replat. Informed notification was given in accordance with State law, and
no public hearing reply forms were received by the Planning Division.
Discussion
McClung: Asked questions regarding maintenance by the Homeowner's Association (herein called the
• HOA).
Dupont: Informed Commission of his proximity to the subject property and that he has no financial interest
in the property.

Videan: Confirmed HOA will be responsible for maintenance of Lot 35X-R and the drainage and floodway

Michael Beaty (representing applicant): Expanded on the purpose of the replat.
Motioned by Trenham, seconded by Johnson to close the public hearing. Motion passed 5-0.
Motioned by Blair, seconded by McClung to approve the item. Motion passed 5-0.
5. A public hearing to consider and act upon a final plat of Amberwood Farms, Phase 2, Block A,
Lot 7R, being a replat of Amberwood Farms, Phase 2, Block A, Lot 7 and the George Horn
Survey, Abstract 412, Tract 35, on 6.3f acres, located on the east side of Harvest Ridge Lane,
2,500f feet south of Frontier Parkway. The property is zoned Single Family -Estate (SF-E) and
Planned Development-32 (PD-32). (D10-0018).

Motioned by McClung, seconded by Trenham to close the public hearing. Motion passed 5-0.
Motioned by McClung, seconded by Trenham to approve the item subject to staff recommendations. Motion
approved 5-0.
6. A public hearing to consider and act upon a final plat of Whitley Place, Phase 2A, Block H,
Lots 9R, 10R, 11R, and 12R, being a replat of Whitley Place, Phase 2A, Block H, Lots 9, 10, 11,
and 12 and Whitley Place, Phase 1, Block H, Lots 16X and 17X, on 1.Ot acre, located on the
south side of Whitley Place Drive, 300t feet west of Custer Road. The property is zoned
Planned Development-9 (PD-9). (D10-0019).

Videan: Briefed Commission on the purpose of the replat. Informed notification was given in accordance
with State law, and no public hearing notice reply forms were received by the Planning Division.

Discussion
McClung: Asked staff questions regarding a work session with Town Council
Dupont: Commented on support for the Multi -Family Green Built program. Briefed on median landscaping
discussions held by the Visioning Committee.
Copple: Informed Town Council will schedule work session once new Commissioners are appointed.
Informed median landscaping will be discussed at the September 14, 2010 Town Council meeting.
