Commissioners present included: Chair Mark DeMattia, Vice Chair Mike McClung, Secretary Rick
Turner, and Bill Senkel.
*Commissioners Barnes, Moody and Keith informed of their absence prior to the meeting.
Staff present included: Hulon Webb, Executive Director of Development and Community Services, Alex
Glushko, Senior Planner, and Pamela Clark, Planning Technician.

CONSENT AGENDA
Commissioner Turner pulled item 3c.
Commissioner McClung pulled item 3f.
3a. Consider and act upon minutes from the following Planning & Zoning Commission
meeting:
• July 15, 2014 Regular Meeting
3b. Consider and act upon a site plan for Preston Road Elevated Storage Tank Stealth
Antenna, on 1.0± acre, located on the southeast corner of First Street and Craig Street. The
property is zoned Planned Development-67 (PD-67). (D14-0026).
3c. Consider and act upon a final plat for Lakes of La Cima, Phase 6C, being 33 single family
residential lots on 10.6f acres, located on the west side of Coit Road, 800f feet south of First
Street. The property is zoned Planned Development-6 (PD-6). (1314-0030).
3d. Consider and act upon a final plat for Wildwood Estates, Phase 3A, being 8 single family
residential lots on 3.6f acres, located on the northeast corner of Prosper Trail and Coleman
Street. The property is zoned Planned Development-24 (PD-24). (D14-0031).
3e. Consider and act upon a final plat for Wildwood Estates, Phase 3B, being 50 single family
residential lots on 19.0± acres, located on the east side of Coleman Street, 500f feet north of
Prosper Trail. The property is zoned Planned Development-24 (PD-24). (D14-0032).

r _ 3f. Consider and act upon a revised preliminary plat of Tanner's Mill, being 313 single family
residential lots on 142.3f acres, located on the east side of Coleman Street, 1,400f feet north
of Prosper Trail. The property is zoned Planned Development-22 (PD-22). (D14-0035).
3g. Consider and act upon a revised conveyance plat of Westfork Crossing Addition, Block A,
Lot 2R, on 98.6f acres, located on the north side of US 380, 500f feet west of Gee Road. The
property is zoned Commercial (C). (D14-0037).
Motioned by Turner, seconded by McClung, to approve Consent Agenda items 3a., 3b., 3d., 3e., and 3g.,
subject to staffs recommendations. Motion approved 4-0 at 6:09 p.m.
Turner: Inquired about the condition that a revised preliminary plat be submitted.
Glushko: Stated that a revised preliminary plat reflecting the final plat is needed, and approved at a staff
level.
Motioned by Turner, seconded by Senkel to approve item 3c., subject to staffs recomendations. Motion
approved 4-0 at 6:11 p.m.
McClung: Asked about the boundary of the property.
Motioned by McClung, seconded by Turner to approve item 3£, subject to staff s recommendations.
Motion approved 4-0 at 6:12 p.m.
REGULAR AGENDA
4. Conduct a Public Hearing, and consider and act upon a request to rezone 0.2f acre, located
on the north side of Broadway Street, 550f feet east of Coleman Street, from Single Family-
15 (SF-15) to Downtown Office (DTO). (Z14-0012).
Summary
Glushko: Summarized the request to rezone and the zoning of the surrounding properties. Stated
rezoning request is in conformance with the Future Land Use Plan (FLUP). Recommended approval.
Motioned by Turner, seconded by Senkel to open the public hearing. Motion passed 4-0 at 6:15 p.m.
Public Hearing Discussion
Bill Keith(applicant): Introduced himself and the new occupant and stated the intended use is for a real
estate office. Applicant stated he has met with the neighbors and no one has objected to rezoning request.
Turner: Inquired about any changes that would be made to the property.
Bill Keith: Stated occupant plans to paint, add signage, and parking in accordance with Town
requirements.
Motioned by Turner, seconded by McClung, to close the public hearing. Motion passed 4-0 at 6:18 p.m.
Motioned by McClung, seconded by Senkel, to approve a request to rezone 0.2f acre, located on the
north side of Broadway Street, 550f feet east of Coleman Street, from Single Family-15 (SF-15) to
Downtown Office (DTO). Motion passed 4-0 at 6:19 p.m.

5. Possibly direct Town Staff to schedule topic(s) for discussion at a future meeting.
Glushko: Informed Commissioners that an annual review of the Town Comprehensive Plan would be
presented at an upcoming meeting.
6. Adjourn
Motioned by Turner, seconded by McClung, to adjourn. Motion approved 4-0.
Meeting was adjourned at 6:21 p.m.
