Steve Fokoni and Phil Jobe -Discussion on subdivision on SH 89 and CR78: Phil Jobe was present and gave a dc-,cription of the concept plan for the subdivision. • 1,ots will be minimum of 10,000 sq. ft. / HOA / 470 homes in first phase of concept plan. Current concept plan for 212 ac of single family. Will start at North end of property and work back South. • 872 total acres. • Wants PD with mixture of 623 ac. of single family, 72 acres of multi -family, commercial, etc. • Will work with engineers on current and future sewer plans for the subdivision. • Homes to begin in approx. 12 months, Will work with city to donate 2-3 acres for future fire station and training facility. No action was taken at this meeting. Council told Mr. Jobe that they liked his concept plan and to move forward with his plans. Action wi-Legiiest to re -s: No one was present on this issue. p1 rt lots 25 and 26 in Gentle Creek Estate, Motion t,y Charles Niswanger and seconded by Larry Tracey to issue a variance for the two lots to be re - platted and equally divided in size. Motion carried. Discussion and action on Electrical Inspections for New llijah School: Ray Slaughter was the representative present for the school, along with an architect and third party inspector. Mr. Slaughter told the council that the State does not require inspections. The school has contracted with a third -party inspector to begin inspections from this point forward. He will inspect everything visible and make judgments on non-visible items to the best of his ability (such as slab). Slaughter told the council that certifications tbr requirements have been made. The City has not received any inspection reports to date. The City has only received paperwork on the foundation. Bill Little, City Inspector, will work with Mr. Slaughter and third party inspector from this point forward and make sure all inspections and reports are completed, David Gi ay lAscussion on finalization on annexation andp.qssible action on approval of preliminary plat: Mr. Gray was not present. The council decided to take no action on this item until City Engineer presents council with a recommendation letter. Council wants to see that all contingencies of the annexation have been met before any further action is taken, including all easements. CA, Price- Discussion and action on I catin a bl,e barbecue stand in Prospgr: Motion by Charles Niswanger and seconded by Janet Phillips to allow Mr. Price to place a temporary building next to Spradley Real Estate for a maximum of 6 months to serve take-out food. The council will charge Mr. Price a tap fee for water service. Motion carried. Recess into closed session Council.,reconvened into open session. No action was taken.
