The variances for the reduction to the Minimum Lot Area and Minimum Lot Width requirement were granted. The variance for a reduction to the Front Yard Setback was denied. The current Single Family - 15 setbacks would not allow for a swimming pool, special needs kids play area in the backyard, so this would not allow a useful residence to be built. The current lot is approximately 12,600 Sq. ft, which is short of the required 15,000 Sq. ft required for the current Single -Family 15 Zoning. The developer will incorporate a transitional style architecture into the exterior design and follow guidelines for the Prosper Town downtown residential revitalization program.
