Description of Agenda Item: At the March 18, 2008 Planning & Zoning Commission meeting, the Commission directed staff to bring forward the following discussion items regarding residential development and design standards: • Permitted building materials for residential buildings. • Architectural requirements for residential buildings. • Landscape requirements for residential lots. • Residential lot sizes, minimum dwelling areas, and setbacks. • Conservation/cluster development. Due to the extent of the request by the Planning & Zoning Commission to bring forward these discussion items with the intent of possibly amending the Zoning Ordinance, a joint work session was requested by staff to allow the Planning & Zoning Commission and Town Council to discuss the potential scope of changes to the Town’s residential development and design standards. Town Staff Recommendation: Staff recommends the Planning & Zoning Commission and Town Council discuss residential development and design standards, including but not limited to permitted building materials for residential buildings; architectural requirements for residential buildings; landscape requirements for residential lots; residential lot sizes, minimum dwelling areas, and setbacks; and conservation/cluster development; and provide direction on the scope of possible changes to the Zoning Ordinance.
