Description of Agenda Item:
The Site Plan shows the development of 40 parking spaces on three (3) lots, Lots 6-8, to serve
the businesses located in the existing retail/restaurant building on Lot 10, adjacent to the east.
A parking agreement and easement has been reviewed by the Town Attorney and will be
recorded prior to construction release. Access is provided through the development from
Preston Road and Prosper Trail. The Site Plan conforms to PD-68 development standards.
As a companion item, the Preliminary Site Plan for Shops at Prosper Trail, Block A, Lots 1-10
(D18-0016) is on this agenda.

Description of Agenda Item:
The original Preliminary Site Plan, which was approved by the Planning & Zoning Commission
on October 7, 2014, expired after two (2) years.
The Preliminary Site Plan shows five (5) retail/restaurant/office buildings and one (1) fuel center
on ten (10) lots. The difference between the originally approved Preliminary Site Plan and the
proposed Preliminary Site Plan is the modification of Lots 6, 7, and 8 to accommodate the
additional parking to be designated for Lot 10, as shown the companion item (D18-0008) noted
below. The proposed buildings on Lots 6, 7, and 8 have been reduced in size and the fire
lane/access easement has been altered to allow the proposed parking. Access is provided from
Preston Road and Prosper Trail. The Preliminary Site Plan conforms to PD-68 development
standards.
As a companion item, the Site Plan for Shops at Prosper Trail, Block A, Lots 6-8 (D18-0008) is
on this agenda.

Description of Agenda Item:
A Preliminary Plat was originally approved by the Planning and Zoning Commission on April 2,
2013, but expired after two years. Phases 1 and 2 of the Preliminary Plat have been final
platted and constructed. The Preliminary Plat for Phase 3 shows 20 single family residential
lots, one HOA open space lot, one lot for Prosper ISD to construct a new elementary school,
and one park land lot for the Town of Prosper. Access will be provided from Fishtrap Road.
The Preliminary Plat conforms to the PD-14 and PD-65 development standards.
